Conveyancing

Conveyancing involves a transfer of property from one owner to another. If you are purchasing a property then the main purpose of our work is to ensure that you acquire a property that is suitable for your purposes and which will be readily marketable and saleable when you wish to move on. We carry out all necessary searches and enquiries to ensure that you obtain all relevant information regarding the property before you make a commitment to purchase. All work at this firm is carried out in accordance with best conveyancing practice as laid down by the Law Society and the Council of Mortgage Lenders.

Our use of technology enables us to help to reduce the delays that can occur in the conveyancing process.

OTHER DISBURSEMENTS AND POSSIBLE EXPENSES

Land Registry Copy Fee        £8.00 per Land Registry Title
Land Registry Search Fee £4.00 per Land Registry Title
Bankruptcy Search Fee £2.00 per name searched
Bank Transfer Fee £35.25 for each transfer (e.g. to lender to redeem mortgage or to send funds to client)
Managing Agents Fee £50 - £100 plus VAT dependent on Managing Agents
Landlords Registration Fee £35.25 approximately but will depend entirely on the provision of the Lease.
Administration charge   £35.25 per case (ie:£70.50 per sale and purchase combined)

In addition to the Fees and VAT shown in the Guide add the following:-

• Land Registry Copy Fee
• Land Registry Fee based on amount of new mortgage
• Local Search Fee although may be possible to use Indemnity Insurance. Depends on mortgage lenders requirements.
• Bankruptcy Search
• Bank Transfer Fee – Usually required to redeem mortgage but will also apply to funds sent to clients by electronic transfer.
